I am thrilled to share with you the latest insights into the Las Vegas real estate market, particularly for February 2024. As a dedicated REALTOR® deeply invested in our local community, I find it essential to keep you informed about the trends shaping our housing landscape.
The recent report from Las Vegas REALTORS® (LVR) paints a picture of optimism, showing a notable rebound in home sales at the start of this year. After a somewhat sluggish period in 2023, it’s refreshing to witness this positive momentum in our market.
In February, the median price of existing single-family homes in Southern Nevada, as reported by LVR’s Multiple Listing Service (MLS), stood at $460,000. This marks an encouraging 8.2% increase from the same period last year, reflecting a steady upward trajectory. Although we have yet to surpass the all-time record set in May 2022, this growth is a promising sign of recovery.
Similarly, the median price of local condos and townhomes saw a notable uptick, reaching $283,000 in February, up by 11.0% from the previous year. While we approach historical highs, this steady climb underscores the resilience of our market despite recent challenges.
Merri Perry, President of LVR and an esteemed local REALTOR®, shares my sentiment of cautious optimism. Despite facing headwinds such as a tight housing supply and rising mortgage rates, there are compelling reasons to believe in the market’s resilience. National experts foresee an increase in available homes and sales this year, providing further encouragement for the months ahead.
As of February’s end, LVR reported a decrease in the number of single-family homes listed without offers, down by 25.6% from the previous year. Conversely, condos and townhomes listed without offers saw a marginal increase of 0.4%. These figures highlight the ongoing dynamics in our market, emphasizing the importance of staying informed.
In terms of sales volume, February saw a notable uptick, with a 10.1% increase in home sales and a robust 17.8% increase in condo and townhome sales compared to the previous year. This positive momentum, coupled with a shrinking housing supply, underscores the continued demand for homeownership in our region.
Looking back at 2023, it’s evident that it was a challenging year for existing home sales in Southern Nevada, marking the slowest period since 2008. However, with 2024 showing signs of promise, we are optimistic about the future trajectory of our market.
