One of the most common questions I get from buyers relocating to the Las Vegas Valley is:

“Steve, should we move to Henderson or Summerlin?”

It’s a great question, and my answer is usually pretty simple: both are excellent places to live. The right choice is the one that feels more like home to you.

When people start researching a move to Las Vegas, two names seem to come up over and over again: Henderson, Nevada and Summerlin in Las Vegas. They’re two of the most recognized areas in the valley, particularly among people relocating from California and other parts of the country.

But I don’t believe in automatically steering every buyer toward one or the other.

There are great neighborhoods throughout Henderson and Las Vegas, and every buyer has different priorities. That’s why when I’m helping someone relocate, I want them to experience the communities for themselves.

Henderson vs. Summerlin: Two Different Sides of the Las Vegas Valley

One of the first differences is location.

Henderson is on the southeastern side of the Las Vegas Valley, while Summerlin is on the western side, near Red Rock Canyon.

Both offer established neighborhoods, newer master-planned communities, parks, trails, shopping, dining, golf, luxury homes, gated communities and a wide range of housing options.

But once you actually spend some time in each area, they can feel very different.

And that feeling matters.

What Is It Like Living in Henderson, Nevada?

Henderson is much more than one neighborhood. It’s a city made up of many different communities, each with its own personality.

Buyers considering Henderson real estate can explore areas such as Green Valley, Inspirada, Anthem, Seven Hills, Cadence, Lake Las Vegas, Tuscany and other communities throughout the city.

You can find everything from established neighborhoods with mature landscaping to brand-new construction, 55+ communities, golf-course properties, guard-gated neighborhoods and luxury homes.

Henderson also has its own identity separate from the Las Vegas Strip. Depending on the community, buyers may appreciate the parks, trails, recreation, shopping, restaurants and neighborhood atmosphere while still having access to everything the greater Las Vegas Valley offers.

For some of my relocation buyers, we start driving through Henderson and they immediately say, “This feels like us.”

That’s when I know we’re getting somewhere.

What Is It Like Living in Summerlin?

Summerlin is a large master-planned community on the western side of Las Vegas and is another area I frequently show buyers who are moving to Las Vegas.

Its location near Red Rock Canyon gives Summerlin a distinctive backdrop, and the community offers numerous villages, parks, trails, golf courses, shopping, dining and entertainment.

Housing ranges from condos and townhomes to single-family homes, guard-gated communities, new construction and some of the Las Vegas Valley’s most distinctive luxury properties.

Summerlin can have a very polished, master-planned feel, and some buyers immediately connect with that.

I’ve had buyers spend time there and know right away: “This is where I want to be.”

And that’s exactly why I don’t think this decision should be made solely by reading articles or looking at homes online.

So, Is Henderson or Summerlin Better?

For most buyers, I don’t think that’s the right question.

The better question is:

Which one feels more like home to you?

I recommend both Henderson and Summerlin to relocation buyers when both fit what they’re looking for.

Rather than telling someone where they should live, I prefer to show them.

If you’re coming into town to look at homes, I can schedule properties in both Henderson and Summerlin. As we tour, I’ll also do my best to give you a feel for the surrounding communities.

Sometimes the home itself isn’t what makes the decision.

You may start noticing the streets, mountains, parks, restaurants, shopping, drive times, neighborhood layouts and overall surroundings. By the end of the day, many buyers start naturally gravitating toward one side of the valley.

That’s valuable information.

You’re choosing where you’re going to live your life.

That’s why my approach with relocation clients is to help you understand your options rather than simply send you a list of properties.

If Henderson feels right, we’ll dig deeper into Henderson.

If Summerlin feels right, we’ll concentrate there.

And if neither ends up being your favorite, that’s perfectly fine too. There are many other great neighborhoods throughout Las Vegas and Henderson that may be an even better fit.

The goal isn’t to sell you on a particular community.

It’s to help you find the place that feels like home.
