Right now, builders in Henderson and Las Vegas are offering strong incentives, but most buyers do not know how to take full advantage of them. If you walk into the sales office without a plan, you are likely leaving money on the table.

One of the biggest opportunities right now is rate buy downs. Builders will often contribute money to lower your interest rate, which can make a noticeable difference in your monthly payment. Most people focus on price, but monthly payment is what really impacts your day to day.

Another area where we create value is closing cost credits. Builders are offering credits, but how they are structured matters. I work to push those credits as far as possible so my clients are bringing less cash to the table at closing.

Then there are upgrades. This is where buyers can easily overspend. Not every upgrade adds value, and some are priced higher than they should be. I help my clients focus on what actually makes sense so they are not just spending money, they are making smart decisions.

The biggest mistake I see is buyers walking into a new construction community without representation or a plan. Once you register with the builder, your leverage can change. Having the right strategy upfront puts you in a completely different position.
