Henderson, Nevada continues to grow and evolve, with new housing, infrastructure, commercial development, and redevelopment projects helping shape communities throughout the city. For homeowners and buyers, understanding what is happening beyond the property line can be an important part of making a smart real estate decision.

The surrounding community, nearby development, access, amenities, views, infrastructure, and future land use can all be important considerations when evaluating a property.

Henderson Growth Goes Beyond New Homes

When people hear that Henderson is growing, they often think first about new residential construction. But growth can include much more.

New retail and restaurants, road improvements, parks, schools, medical facilities, employment centers, community amenities and redevelopment of existing areas can gradually change how different parts of Henderson look, feel and function.

That does not mean every new project automatically increases nearby home values. Real estate is highly location-specific, and two neighborhoods only a few miles apart can be affected very differently by future development.

That is why buyers should look at the complete picture.

What Henderson Home Buyers Should Research

Before purchasing a home in Henderson, I encourage buyers to consider not only what surrounds the property today, but also what could potentially be there tomorrow.

That may include reviewing nearby vacant land and zoning, approved development projects, HOA documents and community plans, proposed roads or transportation improvements, future commercial development, new residential construction and other planned changes in the surrounding area.

For a luxury property in a community such as MacDonald Highlands, additional factors can become especially important. Golf course positioning, mountain and Las Vegas Valley views, lot orientation, nearby construction, community amenities and the characteristics of the individual homesite can all influence a buyer’s decision.

Located in the Henderson 89012 area, MacDonald Highlands is known for luxury homes, elevated homesites, distinctive architecture and its setting around DragonRidge Country Club.
