Another successful new construction purchase in Cadence! Congratulations to my buyers on their beautiful new Woodside home at 181 Ashwood View Ave, Henderson, NV 89011, located in the Ashwood neighborhood of Cadence.

The home was originally listed at $514,950, and I was able to negotiate the purchase price down to $505,000, a savings of $9,950 off the asking price. I also negotiated to have the appliance package included along with the home’s many other upgrades.

For my buyers, this was about more than finding the right new home. It was about making sure they had their own representation working on their behalf throughout the new construction buying process.

A Highly Upgraded Woodside Home in Cadence

This new construction home came with an impressive selection of builder upgrades, including a gourmet kitchen configuration with GE stainless steel appliances, upgraded cabinetry and countertops throughout, tile kitchen backsplash, an upgraded anthracite kitchen sink with matte black faucet, upgraded flooring, Mission-style stair rails and two-tone interior paint.

Why Buyer Representation Matters With New Construction

One of the biggest misconceptions I see with new construction is that buyers don’t need their own REALTOR® because they are purchasing directly from a builder.

The builder’s sales representatives work for the builder. As a buyer’s agent, my responsibility is to represent my buyer’s interests.

That can include helping evaluate different builders and communities, reviewing available homes and upgrades, negotiating purchase price and incentives, coordinating with the buyer’s lender, keeping track of important deadlines and helping the buyer navigate the transaction all the way through closing.

At 181 Ashwood View Ave, that representation helped my buyers secure a lower purchase price while also getting the appliance package included.
