General Real Estate

Henderson and Las Vegas real estate expert Steve Ord shares his perspective after being featured in the Las Vegas Review-Journal.

Selling a home in today’s Las Vegas real estate market requires more than simply putting a property on the MLS and waiting for an offer. With mortgage rates affecting affordability and buyers paying close attention to their monthly payments, sellers need to think strategically about how to make their homes stand out.

On October 20, 2026, I was featured in the Las Vegas Review-Journal in an article titled “Las Vegas home sellers turn to mortgage buydowns to attract buyers.” The article explored how sellers are using mortgage rate buydowns and financial incentives to attract buyers rather than relying solely on price reductions.

As a full-time REALTOR® and Broker Salesperson serving Henderson and Las Vegas, I’ve always believed that successful real estate negotiations start with understanding what buyers actually need.

Sometimes, lowering the asking price isn’t the most effective solution.

What Is a Mortgage Rate Buydown?

A mortgage rate buydown is a financing strategy that helps reduce a homebuyer’s mortgage interest rate, either temporarily or permanently, depending on the loan program.

In some transactions, sellers can contribute toward the cost of a buydown as part of the purchase agreement.

There are two common approaches:

Temporary mortgage rate buydown: A temporary buydown, such as a 2-1 buydown, reduces the buyer’s effective interest rate during the first two years of the mortgage. The payment subsidy decreases over time until the buyer makes payments based on the original note rate.

Permanent mortgage rate buydown: A permanent buydown typically involves paying discount points to the lender to secure a lower interest rate for the life of the loan.

Both options can help buyers manage their monthly housing costs, although the actual savings depend on the loan amount, interest rate, financing terms, and lender requirements.

Why Las Vegas Home Sellers Should Consider Seller Concessions

When a home isn’t attracting offers, the first instinct is often to reduce the asking price.

While pricing is extremely important, a reduction isn’t always the only option.

For some buyers, the biggest obstacle isn’t necessarily the purchase price. It’s the monthly mortgage payment or the amount of money needed at closing.

That’s where seller concessions can make a difference.

Depending on the financing program and transaction terms, sellers may be able to contribute toward:

  • Mortgage interest rate buydowns
  • Buyer closing costs
  • Prepaid expenses
  • Other lender-approved financing costs

These incentives may make a property more financially attractive without requiring the seller to reduce the contract price.

Of course, every situation is different, and seller concessions must comply with the buyer’s loan program and lender requirements.

A $15,000 Price Reduction vs. a $15,000 Seller Concession

Consider a hypothetical home listed for $500,000.

A seller might consider reducing the asking price by $15,000 to generate additional interest.

But what if that same $15,000 could be used toward the buyer’s closing costs or a mortgage rate buydown?

For a buyer struggling with upfront expenses or monthly affordability, that incentive could be more meaningful than a reduction in the purchase price.

For example, assuming a 30-year fixed-rate mortgage with 5% down and a 6.5% interest rate:

ScenarioApproximate Monthly Principal & Interest
$500,000 purchase price$3,002
$485,000 purchase price$2,912
Monthly difference$90

A $15,000 price reduction in this example saves approximately $90 per month in principal and interest.

Alternatively, applying funds toward an eligible mortgage rate buydown could produce a different level of payment savings, depending on the lender’s pricing and the structure of the buydown.

These figures are illustrative and exclude property taxes, insurance, mortgage insurance, HOA fees, and other expenses. Actual financing terms will vary.

The important takeaway is that the best incentive depends on what matters most to the buyer.

Can Seller Concessions Help Protect Your Home’s Value?

When a seller reduces the asking price, that directly changes the amount they are requesting for the property.

Seller concessions provide another potential negotiating tool.

Instead of immediately reducing the asking price, a seller may be able to offer an incentive that improves the buyer’s financing or reduces upfront expenses.

This can help maintain the negotiated purchase price while addressing affordability concerns.

However, seller concessions are not free money. They reduce the seller’s net proceeds, and the property must still support the contract price through the appraisal and lender requirements.

A well-planned concession should always be evaluated alongside comparable sales, current market conditions, buyer demand, and the seller’s overall financial goals.

When Is a Price Reduction the Better Strategy?

Mortgage rate buydowns and seller concessions aren’t the answer for every listing.

If a home is priced above comparable properties, lacks showing activity, or isn’t competitive with other available homes, adjusting the asking price may be necessary.

That’s why I believe in reviewing the complete picture before recommending a change.

Some of the factors I evaluate include:

  • Recent comparable home sales
  • Active and pending competing listings
  • Buyer showing activity and feedback
  • Days on market
  • Current financing and affordability conditions
  • Seller proceeds and closing goals

Sometimes the best strategy is a price adjustment. Other times, it’s an incentive. In certain situations, a combination of both may make sense.

The goal is to find the right strategy for the property rather than taking a one-size-fits-all approach.
