General Real EstateAnother successful Henderson closing, but this one comes with a little extra history.
I recently had the opportunity to represent the buyer of 126 Magnesium Street, Henderson, NV 89015, a charming home located near the Water Street District in historic Downtown Henderson.
My buyer purchased the property for $309,000, and I was also able to negotiate a closing cost credit from the seller, helping make an already exciting purchase even better.
A Henderson Home Dating Back to 1942
What makes this property particularly interesting is its age and location.
Built in 1942, 126 Magnesium Street dates back to the beginnings of the community that would eventually become the City of Henderson.
That same year, construction began on Henderson’s original Basic Townsite to provide housing for the thousands of workers and families arriving in Southern Nevada to support operations at the Basic Magnesium plant during World War II.
Henderson would not officially incorporate as a city until 1953, meaning this home was built approximately 11 years before Henderson became an incorporated city.
Even the name Magnesium Street is a reminder of the industrial heritage that helped shape this part of Southern Nevada.
1,118 Square Feet on an Oversized Downtown Henderson Lot
The home offers 2 bedrooms, 1 bathroom and approximately 1,118 square feet of living space on an impressive 8,712-square-foot lot.
Inside, the home features a large living room with a wood-burning fireplace, a spacious dining area and luxury vinyl plank flooring following a 2022 remodel.
Outside, the oversized lot provides considerable flexibility along with no HOA, RV and boat parking, and a two-car carport.
For a property so close to the heart of Downtown Henderson, having this amount of land creates some interesting possibilities for its new owner.
Living Near Henderson’s Water Street District
Another big part of this property’s appeal is its proximity to Water Street and historic Downtown Henderson.
Water Street was once the commercial and civic center of Henderson and remains one of the most historically significant areas of the city. Today, the Water Street District combines Henderson’s history with restaurants, shops, entertainment, community events and continued redevelopment.
It is one of the things I enjoy about real estate in this part of Henderson. You’re not simply buying a house. You’re buying into a neighborhood with a history and character that can’t be recreated in a brand-new master-planned community.
Negotiating More Than Just the Purchase Price
Representing a buyer involves much more than finding the right property.
Once we identified 126 Magnesium Street as the right opportunity, my job was to help my buyer evaluate the property, structure the offer and negotiate terms that worked in their favor.
We ultimately closed at $309,000, along with a negotiated seller closing cost credit for my buyer.
Every transaction is different, which is why I believe having an experienced Henderson Realtor representing your interests can make an important difference when it’s time to negotiate.
Another Happy Henderson Homeowner
Congratulations to my buyer on becoming the new owner of this unique piece of Henderson history.
From a home built during Henderson’s earliest days to the revitalized Water Street District nearby, this was a fun property to be a part of and a great reminder of just how diverse Henderson real estate can be.
If you’re considering buying or selling a home in Downtown Henderson, the Water Street District, Green Valley, Cadence, Inspirada, Lake Las Vegas or anywhere throughout Henderson, I would be happy to help you put together a strategy.
